Why Is Coating Tile Roofs for Housing Associations Worth It?

Tile roofs face Finland's changing weather: rain, snowstorms, wind gusts, and UV rays. The tile roof's job is to keep water away from the underlayment and roof structure. Over time, the factory coating on the tiles wears away, exposing the porous surface of the tile. When water alternately freezes and thaws in these pores, frost damage eventually causes the tile to crack. Tile roof coating restores the protective coating to the tiles. At the same time, the entire tile roof is cleaned of moisture-collecting moss and other debris.

Happy Customers Tell Their Story

When Is Coating a Housing Association's Tile Roof Timely?

Coating a tile roof is usually timely if 10–15 years have passed since the roof was installed or about 10 years since the last coating. During this time, the coating has often begun to wear and the porous surface of the tile becomes exposed. Moss accumulated on the roof is also a sign that coating is becoming timely.

How Does Väriset Carry Out Tile Roof Coating for Housing Associations?

Our task is to plan the coating project carefully from start to finish. When the coating work begins, the first task is to protect the exterior walls and terraces from water and dirt dripping from the roof. We wash the roofs of moss and other debris and apply a growth inhibitor. After this, the roofs are coated once or twice depending on the project. Finally, we clean up after ourselves and properly dispose of waste for recycling.

How Long Does Coating Tile Roofs for a Housing Association Take?

Usually, one day is reserved for washing one detached house or building and another for coating. For example, 1–2 weeks is reserved for the entire coating project of a medium-sized townhouse association.

How does Väriset communicate with residents during the project?

It's important for residents to know what's happening. Väriset handles communication and notifications during the construction period. We can do this either with traditional paper notices or electronically. One proven method to enhance communication is setting up a WhatsApp group for the duration of the project. This way, residents stay informed about the project's status even when they're not at home.

Coating Project Stages

1

Survey, quote, and contract

Our specialist assesses the maintenance needs of the housing cooperative's exterior surfaces and prepares a quote. Once approved, we draw up a contract.

2

Scheduling and communication

We agree on a detailed schedule for the work. Väriset informs the housing cooperative's residents about the stages of the work. We also aim to arrange a kick-off meeting at the start of the work to go through practical arrangements.

3

Work Begins

There are always enough painters on the job to complete the work on the agreed schedule. For larger projects, we hold a mid-project inspection to verify that the quality of work meets standards.

4

Final inspection

Finally, we hold a handover inspection attended by representatives of the housing cooperative, any site supervisor, and the project manager. Now the housing cooperative has a new, durable, and protective surface.

Frequently Asked Questions

How is the painting project carried out if it rains?

Finnish summers vary greatly. One summer can be cold and rainy, another dry and warm. The actual painting work must be carried out in dry weather, but exterior painting or roof coating involves many other work stages besides just surface painting. Washing and preparation work can be done even when it rains. Additionally, painting can be done in light rain, for example under canopies. Exterior painting projects have always been completed even during rainy summers. In those cases, dry days must be used especially efficiently.

Can business be conducted in Finnish?

All our employees are always proficient in Finnish. This ensures that communication on site is smooth and there are no breaks in communication.

How does the work affect living during the project?

Through project planning and efficient execution, we aim to minimize
inconvenience to residents. We always complete one section at a time so that work in the yard of an individual apartment lasts as short a time as possible.

What is the best time to carry out exterior painting or roof coating?

Exterior painting and roof coating are summer projects, but if your housing association wants to carry out the project in early summer, it's advisable to send out the request for quotation in the fall. Early summer and spring slots are usually fully booked during the fall. However, from the perspective of the painting work's final result, it doesn't really matter whether the project is carried out in May or August. If the request for quotation is submitted in spring or early summer, Väriset usually still has available resources for late summer.
