Climb onto the roof safely and perform a condition assessment. Check if these points are met:

The seams around the chimney and other penetrations are tight and not leaking.
The rainwater system is intact and water can flow freely.

The underlays are dry and in good condition.
The roof coating is intact and sufficient. The appropriate viewing distance is about one and a half meters.

Winter frost and fluctuating temperatures put stress on tile roofs. Damage occurs when moisture seeps into the tile, which expands when frozen and causes cracks. This is called frost deterioration, and it weakens the tile’s condition.
