The cost of painting a roof varies greatly between different roofs. The most significant impact on price comes from the roof’s size and pitch. There are other price factors as well. In this article, we’ll go through how the cost of painting a tile roof is determined.
How much does tile roof coating cost?
A rough price range for painting and coating a normal-sized detached house tile roof is €3,000–7,000 and for tile roof protective coating €2,000–4,000. The price is naturally affected by the roof’s surface area, but also by the roof’s pitch and how easily you can move around on the roof.
How do the size and pitch of a tile roof affect the coating price?
The majority of the tile roof painting cost comes from labor. Therefore, the biggest factor in the roof treatment price is the roof’s size: the larger the roof, the more there is to treat. However, project prices are not directly proportional, as the price per square meter is slightly lower for larger roofs. In addition to size, other factors also affect the total price, such as the roof’s pitch and the chosen treatment.
The steepest roofs may need to be treated from a lift
The roof’s pitch or slope is another key factor in determining the painting project price. The roof’s pitch affects how smoothly work can be done on the roof. The easiest working conditions are on a gentle slope, and work slows down the steeper and more difficult the roof is to navigate. The very steepest roofs may need to be treated from a lift. This can be done, but is slightly more labor-intensive than working from the roof itself, and therefore has its own impact on the total project cost.
How is the tile roof coating price determined?
The price of coating a tile roof is determined by the roof’s size and pitch as well as the nature of the treatment. There are two different options for tile roof coating. The first and more affordable option is tile roof protective treatment with a clear coating, for example Tikkurila’s Kilpi Pro Block product. A clear coating doesn’t change the roof’s appearance but provides effective and important protection against vegetation, moisture, and frost damage. The second, somewhat more expensive option is a paint coating, which in addition to protection gives the tile roof an almost new appearance: during paint coating, the tile roof’s color can even be changed. Both options provide excellent protection for the roof. However, whether a clear protective coating or an actual paint coating is applied to the tile roof has the greatest impact on the tile roof coating project price. Tile roofs often have broken tiles that should be replaced with new ones before coating the roof
Otherwise, the project price for both options is determined
in the same way, taking into account the roof’s size, pitch, and working conditions.
Tile roofs often have broken tiles that should be replaced with new ones
before coating the roof. Sometimes there may also be a need for underlayment
repairs. All additional work affects the final price, but in the total cost,
tile replacement and underlayment repairs usually don’t have a significant
impact.
The exact project price is determined during an estimate visit
The cost of painting a roof is the sum of several factors. That’s why we at Väriset always visit the site to assess the roof’s maintenance needs and calculate an accurate quote for the work. Our pricing is based directly on the factors mentioned above, so our project prices are always clearly justified. We always calculate a total price for the work, which includes all costs related to the project—labor and materials including VAT.
