“A Spot-on Performance” – A Housing Company’s Tile Roof Project in Hirvensalo, Turku

The tile roofs of eight residential buildings in a housing company located in Hirvensalo, Turku, were washed and coated this summer. The total roof surface area treated was approximately 5,000 square meters, which is equivalent to the roofs of about twenty detached houses.

The company consists of eight residential buildings and a total of 27 apartments, whose tile roofs had reached a condition where coating work was becoming necessary. There were four Väriset painters on-site at a time.

The project progressed in stages: the roofs were washed, ridge seals were installed, and then the tile roofs were coated twice.

Ari-Pekka Lehtisalo, a member of the housing company’s board, says that preparations for future roof maintenance needs were also made during the project: pre-painted tiles of the same shade were left in the company’s own storage in case of broken tiles.

“If there is a need for patching or replacements, there are good reserves of the same-colored tiles in storage.”

“There was never any uncertainty”

A large construction site in a housing company’s yard means workers will be present in the yard for weeks. According to Lehtisalo, however, the feedback from residents was unequivocal.

“Residents have said that the people working here in the yard were really nice, and it was easy to go and ask what they were doing. There was never any uncertainty.”

The final inspections were carried out as agreed, and in the two weeks following the handover, nothing but praise has been heard.

“You could say it was a spot-on performance. There is absolutely nothing to complain about.”

Annual maintenance was included as an option

The painting work has a five-year warranty. In addition, the housing company decided to exercise the option for annual maintenance included in the quote.

“Now we will know the condition of the roofs every year. Plus, the tasks that easily go undone in a company like this—since you cannot obligate shareholders to go up on the roofs to wash them—will be taken care of, and we will receive reports on them.”

Proactive maintenance is reflected in both finances and daily life. When the roof is in good condition, there is no need to explain unexpected expenses in the financial statements for years.

“It certainly shows in the value of the company and in living comfort. For some, it matters what the roof looks like, and for others, it matters that water doesn’t leak through and the roof does its job.”
