The roof and facade bear most of the weather stress on a house, so they also reveal when exterior maintenance is due. Painting restores surface protection, improves the home’s appearance, and postpones major renovations well into the future. When the work is done in the right order with quality products, the result lasts a long time without major repairs.
In this article, we’ll go through the order in which house and roof painting proceeds and how to make surfaces durable and long-lasting.

What is the painting order for a house?
When the house facade and roof are painted in the same project, work always proceeds from top to bottom. The roof is handled first, because washing and painting inevitably cause splashes on the walls. Roof work begins with washing, vegetation removal, and any necessary primer treatments. Once the roof dries and receives its new coating, work moves to wall cleaning and preparation. The wall can be washed with water and, if needed, cleaning agents designed for painted surfaces. If there are moldy spots on the wall, use a mold cleaner.
Finally, 1–2 coats of finish paint are applied, depending on the project. When the work order proceeds logically, splashes won’t ruin finished surfaces and the entire house gets even, long-lasting protection.
Should you paint a house with a sprayer or a brush?
A house can be painted with a sprayer or a brush, and the method should be chosen based on the desired finish. Spray painting is fast and produces an even paint surface on large areas when preparatory work has been done carefully. Our article House Painting – 12 Most Important Questions reminds us of an important point:
“In spray painting, protecting the surroundings is especially important. Everything you don’t want to paint, such as windows, doors, ground areas, and plants, must be carefully protected with protective plastic and tape.”
If a sprayer is used to paint exterior cladding, the paint must still be worked into the surface with a brush. This ensures that the paint adheres properly to the substrate.
A brush works more conveniently in corners, edges, and spots where paint needs to soak properly into the wood. That’s why many combine the speed of a sprayer with the precision of a brush to ensure a durable result.
How is a roof painted?
Roof painting proceeds differently depending on the type of roofing and the surface condition before starting work. When the roof is carefully assessed, you can immediately see whether just washing and painting are needed or also primer treatment and rust spot repairs.
At Väriset, we paint both metal roofs and tile roofs, and the work stages differ significantly between these roofing materials. Next, we’ll explain how metal roof painting is structured and how tile roof coating is done to ensure the surface lasts for years.
Metal Roof Painting
Metal roof painting begins with thorough washing, where the surface is cleaned with high pressure and, if needed, cleaning agents. A scraper or wire brush is a good tool for removing flaking paint.
After this, bare spots are primed with rust inhibitor. Edges are treated with a brush and the actual surface painting is done with a sprayer, resulting in an even and durable finish.
Tile Roof Painting
After washing, a tile roof is treated with vegetation control agent and allowed to dry before painting. Edges are painted by hand and a thinned primer is first applied to the tile surface, which adheres tightly to the tile. Finally, a full finish coat is sprayed onto the roofing, which seals the pores, restores water repellency, and extends the roof’s lifespan by even decades.
How to clean a roof before painting?
The thoroughness of roof cleaning before painting determines how well the new paint adheres and how long it lasts. For metal roofs, the most effective way to remove dirt, grease, and flaking paint is high-pressure washing, supplemented with cleaning agents and mechanical brushing in spots where dirt is more firmly attached.
Tile roofs require a more thorough approach, as the porous surface collects moss and lichen. At Väriset, we wash tile roofs with a pressure washer when the roof is being coated after washing, and finish the work with a growth inhibitor. This creates a clean and safe base for new paint on the roofing. A pressure washer should not be used to clean a tile roof unless the tile roof is being coated at the same time. The force of the pressure washer exposes the porous surface of the tile, so it’s important to treat it with a coating.
What paint is used for roofs?
Roof paint is chosen according to the roofing material, as metal roofs and tile roofs require completely different products and properties.
A tile roof, on the other hand, needs a coating that seals the pores and restores water repellency.
We at Väriset use Kilpi Tile Roof Paint for tile roofs, which soaks deep into the tile and gives the finish coat strong adhesion.
What does painting a house’s exterior wall cost?
Painting a house’s exterior walls typically costs several thousand euros, and the final price is largely determined by the size of the house, the condition of the wall surfaces, and the extent of preparatory work.
The price of exterior painting is around 20–40 euros per square meter. The total project cost typically ranges between 5,000 and 20,000 euros. We cover house painting costs in more detail in a separate article.
If the surface shows flaking paint, mold stains, or bare wood spots, the work requires more preparation and increases costs. The difficulty of the site and necessary protective measures also affect the price. When house painting is done carefully with quality products, the result lasts a long time and the next maintenance painting is postponed several years, making the overall costs significantly more reasonable.
How much does roof painting cost?
Roof painting costs vary based on the roofing material, condition, and work method. Metal roofs and tile roofs behave differently, so their costs are calculated differently. Metal roofs require different preparatory work than tile roofs, and this is directly reflected in the total costs.
When you understand what the price consists of and why different roofing types require their own work stages, the choice becomes easier and the budget stays under control. Next, we’ll explain in more detail what metal roof painting costs and what expenses tile roof painting brings.
Metal Roof Painting Price
The price of metal roof painting depends on the condition of the roof and the amount of preparatory work. The more rust and flaking paint needs to be removed, the more time the work requires and the higher the price per square meter. Metal roof washing and painting typically cost 20–40 €/m².
When the surface is carefully cleaned and painting is done with quality products, the metal roof gains years of additional lifespan.
Tile Roof Painting Price
The price of tile roof painting typically ranges around 30–50 euros per square meter, and the final amount depends on the size of the roof, its condition, and the intensity of cleaning required. Pressure washing and growth inhibitor treatment are always done before painting, which affects the total costs. The price range for painting and coating a normal-sized detached house tile roof is 3,000–7,000 euros and for protective coating of a tile roof 2,000–4,000 euros.
Carefully done coating extends the lifespan and postpones the need for roof renovation by years.
